Would you pay $100,000 and up for a used car that you knew nothing about? Probably not, so why would you do this with home? A typical Buyer Inspection will include well over 400 items being checked. Keep in mind, Home Inspections are visual non-intrusive inspections. This means if we can see it, it gets inspected. We will not move or damage any property to conduct the inspection. Why we don't is simple. To move property or tear down components for detailed inspection would increase time, liability, and can possibly create dangerous situations for the inspector, home owner, buyer, or all involved. These type of inspections are available, but few inspectors perform them and the rates for these type of inspections are generally in the thousands. Our goal is to keep our costs low to provide you with an accurate and honest inspection of the property at the lowest possible price to you. There are two types of inspections we perform for buyers.A Basic Home Inspection includes only items required by TREC. This type of Home Inspection is for the price conscious or those just wanting a general overview of the major problems. This type of report is not recommended and is only offered to provide you with the same level of service many of our competitors provide for their low cost inspections. UPDATE NOTE FROM THE INSPECTOR!! BASIC HOME INSPECTIONS ARE NO LONGER OFFERED BY LCIS. This was originally designed to offer what many of my competitors offer at the price they offer it. As a professional, I was not satisfied with the results and did not feel I was ever providing a true service to my clients. Therefore, I will only offer the best quality service I can provide and will not provide substandard services to my clients. A Comprehensive Home Inspection includes all items required by TREC, plus we will point out visible issues with code violations, other potential safety or liability issues, and anything we see as a deficiency with uncommon building practices, or repairs that could improve the value and longevity of the structure. If we see it, we report it. Sometimes our reports can be a little over whelming. This is not the intent. Many of the items we report would not even show up on many of our competitors reports. We feel you are hiring us to tell you about the home you are buying, not just give you a "stamp of approval" and move on to the next home. Some of the things we inspect include:

In addition to the initial inspection, a final walk through is very important whether done by a Professional Inspector or the buyer. It should also be noted that no one inspector can possibly claim to find EVERYTHING wrong with a house during a home inspection. While we do spend 3-4 hour in most cases combing the structure, it's just not realistic to expect everything to be found during that time. You should be cautious of any inspector who says they will definitely find everything.
