Seller Inspections can be a vital recourse for the sale of any home, new or used.   Many realtors discourage seller inspections.  Why this is, we have yet to understand.  Here are some of the facts about Seller (or Pre-Listing) Inspections:

You must disclose the inspection to potential buyers.  Why wouldn't you?  See the benefits.  Some of the other negatives to a seller inspection is that it involves a little extra work on the part of the seller and listing agent.  The seller would need to take the time to go over the report, fix the items that can be fixed easily, obtain estimates on other items they do not wish to fix, etc.  The listing agent is then responsible for making sure all items on the report marked as "In Need of Repair" are included in the disclosures.  

There are many benefits to going through these steps when selling your home.   Imagine if you are buying a home.  You have two houses that interest you.  One has an inspection report included with the disclosures for you to review and gives you all the details of the house, what's good, what's bad, what has been fixed, what has not been fixed, and how much it would cost to fix everything.  The other one has nothing and it's up to you to decide to make a bid on good faith that the report will come back without any major issues.  Which one would be more appealing to you?
